Florida law requires brokers to present all offers, but allows consumers to waive that requirement. This written waiver preserves consumers’ ability to choose the brokerage services they want, including MLS-listing-only services or other à la carte services.
Florida home sellers may use a flat fee MLS broker and sell (or otherwise transfer title to the real property) to any person whom they procure without having to pay a commission or penalty (i.e. someone who is not represented by a buyer's (or cooperating) broker).
